3 home improvements to make this renovation season

While we normally concentrate this blog on buying, selling or real estate marketing, this piece is slightly different. Today, we’re focusing on improving—as in home improvement. Whether you’re hoping to sell in the near future or are just ready to change up some space, home renovations are on the minds of many this season.

Summer is the perfect time for homeowners looking to enhance their living spaces and increase property value. But what project should you tackle first? Here’s a list of affordable improvements you can make this season that offer a strong return on investment and set you up for the future, whether it’s in your current place or somewhere else.

Replace the garage door. Doing this is likely not the first job on a homeowner’s list, but maybe it should be. Multiple studies show that a new garage door has more than a 100% resale value. (One survey this year put its ROI  at an incredible 194%.) Sure, a great-looking door ups your curb appeal and makes your home secure, but there’s another added benefit you may not be considering. Many of today’s garage doors incorporate energy-efficient materials, such as polyurethane insulation and air infiltration bulb seals, which better regulate temperature and can help you save on energy costs.

Make your home smarter. Technology is certainly part of our daily lives, and it can be incorporated at home, too. With so many options and integrations available right now, these upgrades can be done a little bit at a time, as time and money allow, or all at once. We’re talking about something as easy as installing smart switches and outlets, upgrading your HVAC system’s thermostat or swapping out appliances for more intelligent ones.

Create an outdoor entertainment oasis. Summer is the season to get outside, and upgrading your backyard will ensure your place is where friends and neighbors want to catch up and unwind. In that Remodeling 2024 Cost vs. Value study, wood decks held a stronger resale value (83%) than those made of composite materials (68%). While deck or patio upgrades certainly fit the category of what to do  – and offer strong resale value in the process –  even these inexpensive improvements will help you transform the space. A sunroom could also fit your desires and needs, even if it doesn’t follow this piece’s “affordable, strong ROI” theme.

If you were already planning on renovating over the next couple of months, we hope this blog provided guidance and ideas. However, if you’re not ready to embark on a major summer project, that’s fine, too! Simply adding a fresh coat of paint – especially using brighter, bolder colors or incorporating a playful design pattern – could be the key to a great home makeover.

Whether your summer includes a big project or not, we want to hear all about your plans! Let us know about them next time you’re around one of our closing tables.
